Before You List

- I will prepare a comprehensive Comparative Market Analysis of your property.
- I will help you establish a fair asking price for your home for optimal market posititoning.
- I will provide you with an Estimated Seller Proceeds report, showing you a fairly accurate assessment of all costs you will incur, as well as how much you can expect to net from the sale, based on an estimated sales price.
- I will offer suggestions to make your home more attractive to a potential buyer.
- At this time, I will answer questions or concerns you may have about any aspect of the process.
At Time of Listing

- I will provide you with all necessary paperwork, including contracts and disclosures required by California law. I will also provide you with my Easy Exit Guarantee giving you the opportunity to cancel your contract if you are not satisfied with my marketing efforts.
- I will obtain contact information from you for your mortgage companies and any applicable homeowner associations or property management companies that will need to be notified of a sale.
- I will obtain details of your home for the MLS, as well as take measurements of all rooms. If lighting permits, I will take pictures at this time for use in my marketing.
My Marketing Plan Includes

- A sign in your front yard
- A Sentrilock electronic key box to be placed either on or near your front door, allowing agents access to your home when you're away, for maximum exposure This device records information on all agents who have used the box, providing you with a high level of security.
- Your listing will be added to the San Diego MLS (Sandicor) with (up to) 8 photos of your home and a detailed description empasizing the positive aspects of your property.
- I will use this same information to develop a full color brochure which will be placed inside your home and a black and white version to be placed in a box on the sign in the front yard. A printable PDF color version will also be placed on my website
- A link to your listing will be placed in my monthly e-mail newsletter which goes out to hundreds of potential buyers
- I will send out color Just Listed postcards to 200 nearby neighbors, in the event they have friends or family that may want to buy a home in the neighborhood
- I will provide you with a 360 degree virtual tour of your property to be placed on my personal website as well as REALTOR.com. (Please note that not all properties will qualify for this service)
- Your property will be listed on major real estate web sites.
- I will arrange for your home to be included in the Board of Realtors home tour.
- I will hold OPEN HOUSES at your request and convenience.
- I will schedule appointments with prospective buyers to show your home and will weed out the buyers who will not qualify to purchase your home.
- I will obtain feedback from agents and buyers, which can prove to be valuable information for improving our positioning in the market, if necessary.
- I will communicate with you on a regular basis with updates on my marketing efforts.
Once an offer comes in

- I will explain all points and applicaple clauses to you and the pros and cons of each, so that you can make a fully informed decision. I will then negotiate the best price and terms possible on your behalf.
- I will oversee all Title, Escrow, Inspections, and Mortgage issues to ensure a timely and successful close of escrow.
- I will provide you with regular updates on the status of the escrow.
