The following table shows customary charges for each party in a transaction.
Except when required by the lender*, all of these items are negotiable.

  Document preparation fee for grant deed

  Documentary transfer tax
     ($1.10 per $1000 of the sales price)

  Termite inspection fee

  Termite repairs

  Home Warranty  (1 year coverage for buyer)

  Notary fees

  Any upaid homeowner dues

  Any judgements or tax liens against seller

  Any delinquent taxes

  Any loan fees required by buyer's lender*

  1/2 of the escrow fee

  Title Insurance premium (Buyer's Lender portion) 

  Notary fees

  Any applicable document preparation fees

  Recording charges for all documents in buyer's name

  Property tax proration from date of acquisition

  All new loan charges*

  Interest on new loan from date of funding to 30 days
prior to first payment date

  Inspection fees (except termite)

  Fire insurance premium for the first year

  Appraisal Fee

  Credit Report
